The Facilities, Maintenance, and Security Operations organization (FMSO) is responsible for the end-to-end lifecycle of our facilities — from real estate strategy and acquisition through design, construction, operations, maintenance, and physical security.   As a Project Implementation Manager, you will play a critical role in expanding and optimizing Blue Origin's real estate footprint. Reporting to the Real Estate Program and Planning Principal, you will serve as the central point of coordination for all resources and activities involved in real property transactions — partnering closely with Engineering, Construction, Operations, Legal, and third-party consultants to guide sites from initial due diligence through lease execution and occupancy. A core focus of this role is developing and managing robust project schedules, as well as inspecting, approving, and coordinating sign-off on Landlord's Work and real property commissioning activities to ensure spaces are fully ready for Blue Origin acceptance and occupancy. This is a highly visible role for someone who thrives on ownership, brings order to complexity, and wants to help build the infrastructure enabling humanity's future in space.

Special Mentions • Location: This position is preferred to be based in Merritt Island, FL . • Relocation: Relocation assistance is available for qualified candidates. • Travel: This role requires significant travel (25%–50% of time) to tour candidate sites, support due diligence activities, and conduct on-site inspections and commissioning walkthroughs across Blue Origin's growing real estate portfolio.

Responsibilities include but are not limited to: • Inspect and evaluate Landlord's Work throughout construction and build-out , verifying compliance with lease requirements, approved plans, and quality standards • Lead the approval and sign-off process for Landlord's Work deliverables and real property commissioning activities , ensuring spaces meet Blue Origin's acceptance criteria before occupancy • Coordinate final inspections and punch-list walkthroughs with landlords, contractors, and internal stakeholders, tracking outstanding items through resolution and formal close-out • Develop, build, and manage detailed project schedules for each real estate transaction, from initial due diligence through Landlord's Work completion, commissioning, and occupancy, identifying key milestones, dependencies, and critical path activities • Proactively track schedule performance across all active transactions, identifying variances early and driving corrective action plans to keep inspection, sign-off, and occupancy milestones on timeline • Serve as the primary coordinator of all resources and activities supporting real property transactions, including Transaction Manager, Engineering, Construction, Operations, Legal, and third-party consultants • Lead and manage due diligence efforts for prospective real estate sites, including touring candidate properties, evaluating physical conditions, and assessing suitability against program requirements and target timelines • Coordinate and oversee Landlord's Work management end-to-end , from scope definition and scheduling through inspection, acceptance, and formal sign-off in accordance with lease terms • Partner with brokerage, legal, and internal stakeholders on site selection, lease negotiations, and transaction strategy, incorporating inspection and commissioning requirements into decision-making • Develop and manage high-level budgets, schedules, and milestones for each transaction, maintaining master schedules and reporting progress, risks, and variances to leadership on a regular cadence • Lead the procurement and coordination of Architecture, Engineering, and Construction resources as needed to support due diligence, planning, inspections, and commissioning activities • Facilitate cross-functional meetings with internal teams, landlords, brokers, and vendors to align on inspection findings, commissioning readiness, and acceptance timelines • Ensure alignment between lease terms, contracts, inspection/acceptance criteria, and overall business objectives • Implement and maintain project documentation governance, ensuring inspection reports, sign-off records, schedule data, and deliverables are accurate, timely, and consistent across all transactions • Identify risks related to Landlord's Work quality, commissioning delays, or acceptance disputes, and develop mitigation and contingency plans to protect critical milestones • Maintain strong working knowledge of design, permitting, construction, and commissioning processes to accurately evaluate work quality and advise stakeholders on realistic, achievable timelines

Minimum Qualifications • Bachelor's degree in real estate, construction management, engineering, or a related field; equivalent combination of education and experience will be considered • 5+ years of relevant experience in commercial real estate transactions, project management, or an owner's representative capacity • Demonstrated experience inspecting and approving construction or Landlord's Work deliverables , including coordinating formal sign-off and acceptance processes • Experience coordinating building commissioning activi
