Commercial Department The Commercial Team owns the full lifecycle of Vantage’s assets, from initial evaluation through long-term performance. The team leads the cross-functional analysis behind investment decisions, sets pricing and deal structure, and manages major customer proposals and negotiations. It also maintains visibility into asset readiness, financial performance, market dynamics, and portfolio trends, giving leadership the insight that shapes capital allocation and long-term growth strategy.

Position Overview The Director, Portfolio Management owns the commercial performance of Vantage’s leased asset base in North America, from lease signature through stabilization and renewal. The role gives executives, investors, and the Board a single trusted view of portfolio performance, and turns that visibility into action through strategies that improve returns, reduce risk, and inform capital allocation.

The role also leads post-signature commercial activity for leased assets, including amendments, reservations, renewals, and the commercial impacts of schedule and delivery changes. As the portfolio scales, this leader builds the team, standards, and governance rhythms required to operate a durable, audit-ready portfolio management function.

Essential Job Functions Leadership & Team Development • Lead and develop the North America Portfolio Management team, including managers and analysts, with clear ownership across the portfolio and defined coverage as the asset base scales.

• Set priorities and performance expectations, coach analytical rigor and executive communication, and create a succession and development path within the function.

• Establish the operating cadence, including work planning, pipeline review, and quality control, that allows the function to scale without loss of accuracy.

• Operate as a senior member of the Commercial leadership team, contributing to departmental strategy, resourcing decisions, and cross-team standards.

Portfolio Performance Reporting • Own and continuously improve the recurring asset-level reporting for leased assets, including return and performance progression and key value drivers.

• Lead the monthly reporting cadence covering returns and performance updates, delivery schedule tracking, budget versus actual performance and key variance drivers, business case changes, and forward-looking risks and mitigants.

• Translate asset performance data into a clear recommendation, including the trade-offs and the specific action being asked of leadership.

• Establish and publish a portfolio-level reporting package that aggregates performance and portfolio signals into executive-ready insights.

• Consolidate and maintain public portfolio statistics (e.g., leasing, churn, concentration) and create recurring portfolio dashboards and summaries.

• Build and maintain a Vantage comparable report (peer/market benchmarking) to support strategic decision-making and positioning.

Board, Investor & Executive Reporting • Own the portfolio content within recurring executive and Board reporting, including monthly returns updates, portfolio performance summaries, and the supporting bridges and backup that withstand executive scrutiny.

• Serve as the commercial point of contact for investor and lender diligence requests related to the leased portfolio, assembling accurate, well-documented responses and maintaining a clear record of what was shared and when.

• Partner with Finance, Capital Markets, and Corporate Development so portfolio reporting is consistent with financial reporting, financing packages, and investor communications, and meets the controls and documentation standards required of a public-company-ready organization.

Post-Signature Commercial Management • Lead ongoing commercial management of leased assets, owning the recommendation and, in partnership with Legal and Sales, the negotiation position on lease amendments, reservation agreements, and other post-signature changes, including impacts from schedule changes, service levels and penalties, and delivery dates.

• Serve as the single accountable commercial owner for these matters, quantifying financial impacts to asset returns and portfolio outcomes and securing internal alignment before positions are taken with customers.

Value Creation & Asset Strategy • Proactively identify and pursue strategies to protect and improve asset returns, including lease renewals and expansions, pricing and escalation strategy, accelerated commencement, capital efficiency, and alternative power or delivery solutions.

• Develop the commercial point of view on hold, renew, reprice, and exit decisions, providing early visibility into upcoming renewals and expirations and owning the underwriting and negotiation strategy that supports them.

Data Governance and Reporting Tools • Build and own the reporting foundation for the portfolio, including templates, definitions, data quality controls, and the dashboards and datasets that make reporting accurate and repeatable.

• Partner with Finance and FP&A to align definitions and source data so the portfolio view reconciles to financial reporting without manual rework.

Cross-Functional Influence & Governance • Maintain a forward view of portfolio risks and opportunities, flagging emerging issues to senior leadership early enough to act rather than at the point of reporting.
