Basic Purpose
Positions in this job f amily are assigned responsibilities related to the construction, maintenance, repair or upkeep o f buildings, grounds or other state prope rty, req uiring no license. This may include assis ting in the construction or renovation o f buildings, general maintenance and upkeep o f plumbing, heating, air conditioning, electrical and other systems, minor repairs to machinery or other equipment, and general maintenance o f grounds or lawns.
Typical F unctions
• Per f orms carpentry work in the construction or renovation o f buildings or additions to existing structures; erects and maintains sca f f olds, sheds, f orms, f rames, f ences and other structures; alters and repairs doors, f loors, partitions, stairways, windows, screens, and other f ixtures; f its and glazes glass in windows and doors; maintains and repairs roo f s.
• Installs, replaces, alters, maintains and repairs plumbing f ixtures such as sinks, traps, f aucets; makes minor repairs to laundry equipment, sterilization equipment, kitche n equipm ent and other equipment using water, steam air, or other f eed line and return or waste disposal lines.
• Maintains and repairs light f ixtures, receptacles and switches; replaces light bulbs; maintains generators and motors; oils and cleans motors; troubleshoots and makes electrical repairs not requiring a license; maintains and makes minor repairs to various types o f heating, re f rigeration and air-conditioning equipment, such as components, pumps, f ans, humidi f iers, electric motors, and heat exchangers.
• Install s and maintains locks and other security devices; repairs or replaces tumb lers, sprin gs and other parts; cuts new or duplicate ke ys; uses f iles, hand tools and special equipment to change combinations or shorten tumblers.
• Constru cts, maintains an d repa irs concrete and other f oundations; builds retaining walls, walks, f ireplaces, chimneys, stairways and similar projects; mixes mortar and lays common brick, f ace brick, cin der bri ck, concrete block, stone, terra cotta or other mate rials.
• Operates, maintains and repairs various types o f equipment u se d in co n struction and maintenance o f building and grounds, such as trucks, tractors, bulldozers, power shovels, cranes or semi -trailer tractors, f ork li f ts, mowers and edgers.
Level Descriptor
At this level emp loyees are assign ed respons ibilities f or the supervision o f workers engaged in building and grounds maintenance and repair operations or construction and renovation activiti es, including employees, inmates and others. This may include overall responsibility f or a maintenance program which is small in siz e, scope a nd complexity or serving as an assistant to a higher level position in a larger maintenance program, with responsibility f or one or more phases o f the overall operation. Responsibilities also includes the inspection o f buildings, premises, or equipment f or needed repairs or maintenance, estimating costs f or labor and material, determining equipment and personnel needs, making on-site inspections to evaluate work in progress, and preparation o f various reports and other in f ormation concerning work activities.
Knowledge, Skills, Abilities and Competencies
Know le dge , Skills and Abilities required at this level inc lude knowle d ge o f the principles, methods, materials, f ixtures, tools and equipment used in various building and maintenance trades; o f occupational hazards and sa f ety precautio ns o f the t rade; and supervisory principle s and pra ctices. Skill is required to use various tools and e quipment , and to construct, maintain or repair various types o f structures or equipment. Ability is required to f ollow written and oral instructions; to supervise the work o f others; to write and maintain records and reports; and to establish and maintain e f f ective working relationships with others.
Education and Experience
Education and Experience requirements at this level consist o f f ive (5) years o f experience
in one or more o f the building trades or an equivalent combination o f education and experience.
Specia l Requirements
Some positions may require that applicants be willing and able to per f orm all job-related travel normally associated with the position.
Some positions may require possession o f a valid Oklahoma Comm ercial driver’s licen se with appropriate endorsements re f erred to in the United States Department o f Transportation Title 47, Chapter 6, Section 101 et seq. at the time o f appointment.
S ome positions may require per f orming moderately heavy li f ting or other manual tasks.
Some positions may require training or experience in a speci f ic f ield o f construction or maintenance work.
Some agencies may have determined positions in this job f amily to be sa f ety sensitive as de f ined by 63 O.S. § 427.8.
