Vice President, Transaction Management  

  About you     Do you have a passion for commercial real estate and a strong desire to work directly with senior leaders in the daily operation of a team’s business? Our Occupier Services team is looking for someone who is motivated by the drive to expand their knowledge in all aspects of commercial real estate. These aspects could include, but not be limited to, providing ongoing management of real estate transaction activities for a complex or high-profile portfolio of properties on behalf of our corporate clients. Preparing, recommending, and implementing portfolio-wide transaction strategies for   acquiring   and disposing of real estate properties. Coordinating field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sales, downsizing renewals, early lease termination, and more.     This role is perfect for someone who is eager to coordinate multiple transactions, own the process, flex their creative muscle with marketing   support   and help   maintain   effective client relations to help build business for the team!  

    In this role, you will…  

• I mplement real estate plans with an understanding of the client's strategic real estate goals.   Assist   with project initiation and   scope   of   definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.  

• A ct as a tenant/buyer /end user   agent and effectively negotiate the business terms and conditions for a wide variety of commercial real estate   transactions ,   such as   lease acquisition,   renewal,   regear, property disposal and acquisitions, for   mainly o ffice   and   dat a   center   in North America.  

• C oordinate field broker selection and other required resources   and   subject matter experts .   If necessary,   facilitate   client review   and appro val of proposed team resources for the purpose of transaction execution.  

• D raft and create a variety of analyses and relevant documents, including but not limited to project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent,   financi al   analysis   and strategic recommendations  

• C oordinate the negotiation of sales through a field broker. Negotiate leases and lease amendments. Monitor lease expirations   and other critical dates .   Develop strategies and   n egotiate lease renewals within   p rescribed   timeline. Locate and   a cquire   new properties to meet   c lient   re quirements and   tim elines .   Dispose of surplus properties within   th e   timeline .  

• R eview, analyze, and interpret financial analysis templates including   P&L   and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.  

• C losely track all transaction activity (commissionable and non-commissionable), prepare commission forecasts and vouchers, and account for all savings results achieved on behalf of clients.  

• M onitor and   maintain   a real estate project tracking system to ensure   timely   transaction completion. Prepare reports and make presentations to relevant parties.  

• Availability to attend regular calls across time zones and to travel as needed for site tours, regional meetings, and other business requirements.  

• ability to manage   dozen   projects and stakeholders simultaneously.  

  What   you’ll   bring…  

• Bachelor's degree in business or related field, MBA preferred.  

• 10 +   years of   commercial real estate transaction experience, applicable industry tenure or similar combination of education and experience.  

• Active real estate   license   (otherwise must be obtained within   the f irst   6 months of employment).  

• Advanced computer software   application s   (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills.  

• Working knowledge of AI and large language model (LLM) tools, with the ability to apply them to research, analysis, and workflow efficiency   (agents) .  

• Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.  

• Strong interpersonal and organizational skills with   the ability   to manage multiple projects simultaneously.  

• Effective and persuasive presentation ability on complex topics to employees, clients, top   management   and/or public groups.  

• Strong communication , organizational, time management, proof   reading ,   and multi-tasking skills.  

Benefits   Employees (and their families) are provided options for employer subsidized medical benefits including RX, dental, vision as well as employer paid basic life/AD&D insurance and short-term/long-term disability.   Employees are able to enroll in our company’s 401k plan, which includes an employer match.   Employees will also receive   10 days   of sick leave and a minimum of 15- days vacation   annually.  Certain senior-level roles are eligible for unlimited time off.  Employees will also enjoy 10 paid holidays plus two personal flex days throughout the calendar year. Twelve weeks (for birth parents) and 4 weeks (for non-birth parents, including adoptive/foster parents) of paid parental leave will also be available for use after successful completion of 90 days of employment. I
