The Opportunity

Human Agency owns residential property in St. Louis and expand our client footprint in the market. This role exists because we don't cut corners — we want someone on the ground who takes ownership of every property they touch and treats it like it's theirs.

This isn't a call-center-dispatched maintenance gig. You'll be the first person we call, the one who catches problems before they become expensive, and the face of Human Agency to our tenants and partners. We're a small operation in St. Louis right now, and that's exactly the point — there's real room to grow with us as we expand our portfolio and property relationships in the area.

If you're someone who can diagnose a plumbing issue, hang a door, coordinate a contractor when a job exceeds your scope, and then send a clear update to ownership without being chased for it — this role was written for you.

What You'll Own

• Property Upkeep: Perform routine inspections, preventive maintenance, and repairs across our St. Louis residential property — keeping it in excellent condition year-round.

• Repairs & Troubleshooting: Handle a wide range of general maintenance tasks including plumbing, electrical basics, carpentry, drywall, painting, appliance troubleshooting, and exterior upkeep.

• Vendor Coordination: Identify when a job requires a licensed specialist, source the right contractor, get quotes, and manage the work through to completion on behalf of ownership.

• Tenant Communication: Serve as a responsive, professional point of contact for maintenance requests — closing the loop quickly and keeping people informed without drama.

• Documentation: Keep clear records of completed work, ongoing issues, costs, and upcoming maintenance needs so ownership always has a full picture.

• Portfolio Growth Support: As Human Agency adds properties in the St. Louis market, take on expanded responsibilities and help establish the systems that scale with us.

Who You Are

Experience & Skills

• Proven hands-on experience in general property maintenance, facilities work, or a skilled trade — you've done the work, not just supervised it.

• Competent across multiple trades: basic plumbing, electrical troubleshooting, carpentry, drywall repair, painting, and general exterior maintenance.

• Knows the limits of their own scope — licensed work gets licensed contractors, and you know exactly where that line is.

• Comfortable using a smartphone and basic apps to communicate updates, document issues with photos, and manage a task list.

• Valid driver's license and reliable transportation to reach properties across the St. Louis area.

• Ability to source and vet local contractors and vendors when needed, without being handed a list.

• Track record of showing up when you say you will and finishing what you start.

• You treat other people's property like it's your own — not because you're told to, but because that's who you are.

• You communicate proactively. If something is taking longer, costs more, or looks different than expected, you say so before ownership has to ask.

• You're wired to notice things — a dripping faucet, a soft spot in the floor, a gutter pulling away from the fascia — and you address them before they compound.

• You're entrepreneurial enough to see this as the beginning of something, not just a maintenance job, and you want to grow with a company that will grow with you.

• You don't need to be managed hour by hour — you know what needs to get done and you get it done.

Compensation & Logistics

• This is a full-time, on-the-ground role based in St. Louis, MO.

• Open to contractor arrangement as well.

• You'll work independently and report directly to Human Agency leadership.

• Some travel within the St. Louis metro area is required to service properties and meet with vendors or contractors.

• Competitive compensation commensurate with experience.
