What You Will Do PGIM Real Estate's Originations team engages in all aspects of the commercial real estate lending process. As an Investment Associate on the Southeast Debt Originations  Team, you will help source, evaluate, structure, and execute multifamily and commercial real estate debt investments across PGIM's broad range of capital sources, including Core Debt, Core Plus Debt, High Yield, and Structured Debt strategies. This position is based in Atlanta and is part of a fully integrated origination team responsible for more than $3 billion of annual production. The Investment Associate will work closely with senior originators, borrowers, intermediaries, and internal stakeholders throughout the transaction lifecycle, helping guide opportunities from initial screening through underwriting, approval, and closing. The successful candidate will play an active role in transaction execution while developing expertise across the full risk and return spectrum of commercial real estate lending strategies.

What You Can Expect • Participate in all aspects of the loan origination and closing process, including underwriting, financial modeling, transaction structuring, pricing analysis, due diligence review, investment committee materials, negotiation, and closing. • Evaluate opportunities across multiple strategies, including Core, Core Plus, High Yield, and Structured Debt executions. • Prepare cash flow models, property valuations, borrower credit analyses, market research, sensitivity analyses, and investment memoranda. • Assist in structuring and underwriting transactions to align with the investment objectives and risk parameters of PGIM's various capital sources. • Coordinate with internal stakeholders, including Credit, Legal, Asset Management, Portfolio Management, and Closing teams to efficiently advance transactions through approval and closing. • Review third-party reports, legal documentation, and due diligence materials as part of the transaction execution process. • Interact with existing and prospective borrowers, intermediaries, attorneys, consultants, and other industry participants throughout the life of a transaction. • Develop and maintain productive relationships with borrowers, intermediaries, attorneys, consultants, and other market participants to help facilitate transaction execution and long-term business growth. • Develop market expertise across the Southeast region, including knowledge of local market dynamics, sponsors, capital providers, and investment opportunities. • Review underwriting, financial models, and transaction materials prepared by Analysts and provide guidance, coaching, and developmental feedback to support their professional growth. • Assist with training and mentoring Analysts and help ensure quality, consistency, and attention to detail across underwriting and transaction execution. • Develop expertise in all PGIM systems necessary for the originations process, including Salesforce, Omnia, Loan Connect, and other internal platforms.

What You Will Bring • Bachelor's degree in Finance, Economics, Real Estate, or a related field. • 3-5 years of experience in commercial real estate lending, underwriting, banking, investments, capital markets, or a related field. • Strong quantitative skills and demonstrated analytical ability. • Demonstrated interest in commercial real estate finance and capital markets. • A credit mindset and the ability to evaluate, structure, and underwrite loans while identifying and mitigating transaction risks. • Strong organizational skills and attention to detail, with the ability to manage multiple transactions and competing priorities simultaneously. • Outstanding written, verbal, and interpersonal communication skills. • Ability to work both independently and as an integral member of a team. • Strong proficiency in Microsoft Office applications, including Excel, Word, PowerPoint, and Copilot. • Ability to interact professionally with internal and external stakeholders, including originations, credit, legal, borrowers, brokers, developers, investors, and third-party service providers. • Willingness to travel periodically for client meetings, property visits, and industry events.

The salary range for this role is from $115,000 to $125,000. Specific pricing for the role may vary within the above range based on many factors including geographic location, candidate experience, and skills. Roles may also be eligible for additional compensation and/or benefits.
