Job Description:

The Master Facilities Technician – HVAC is responsible for the operation, maintenance, troubleshooting, and repair of HVAC and facility systems supporting a semiconductor manufacturing environment. This role ensures critical facility systems operate safely, reliably, and within the environmental conditions required for semiconductor manufacturing and cleanroom operations.

The technician will work with complex HVAC, chilled water, heating, cooling, ventilation, and building management systems while responding to equipment failures and supporting preventive and predictive maintenance programs.

• Operate, maintain, troubleshoot, and repair HVAC and mechanical facility systems, including air handling units, rooftop units, exhaust systems, pumps, fans, chillers, boilers, cooling towers, and associated equipment.

• Maintain HVAC systems supporting cleanrooms and controlled manufacturing environments, including temperature, humidity, pressure, airflow, and air-quality requirements.

• Monitor and respond to alarms and equipment conditions through Building Management Systems (BMS)/Energy Management Systems (EMS).

• Perform preventive and predictive maintenance on HVAC and mechanical equipment to maximize equipment reliability and minimize downtime.

• Troubleshoot electrical, mechanical, pneumatic, and control-system issues associated with HVAC equipment.

• Diagnose and repair issues involving motors, belts, bearings, dampers, valves, actuators, sensors, VFDs, compressors, pumps, and control systems.

• Support operation and maintenance of chilled-water and hot-water systems used throughout the facility.

• Perform inspections, equipment rounds, readings, and operational checks and document findings.

• Respond to facility and equipment emergencies and take appropriate action to protect personnel, equipment, product, and manufacturing operations.

• Work closely with Facilities Engineers, Manufacturing, Equipment Engineering, and other technical teams to resolve facility-related issues.

• Assist with equipment installations, upgrades, modifications, and commissioning activities.

• Maintain accurate maintenance records, work orders, equipment history, and documentation using a computerized maintenance management system (CMMS).

• Follow all applicable safety, environmental, hazardous energy/LOTO, cleanroom, and semiconductor manufacturing procedures.

• Maintain compliance with company policies, OSHA requirements, applicable codes, and environmental regulations.

• Work with contractors and vendors during equipment installation, service, inspections, and repairs.

• Provide technical guidance and mentorship to less-experienced Facilities Technicians.

• Participate in continuous improvement initiatives focused on equipment reliability, energy efficiency, cost reduction, and facility uptime.

• Participate in an on-call, weekend, or rotating shift schedule as required.

Requirements/Qualifications:

• High school diploma or GED required; technical school, military training, or associate degree in HVAC, refrigeration, electrical, mechanical, or facilities technology preferred.

• 15+ years of HVAC/facilities maintenance experience, preferably in semiconductor manufacturing, pharmaceutical, biotechnology, medical device, data center, or another highly controlled manufacturing environment.

• MA state refrigeration technician license

• CFC/EPA universal certification license

• Strong knowledge of commercial and industrial HVAC systems.

• Experience troubleshooting AHUs, chillers, boilers, cooling towers, pumps, fans, VFDs, compressors, and HVAC controls.

• Experience working with BMS/EMS systems.

• Strong understanding of temperature, humidity, pressure, airflow, and ventilation systems.

• Ability to read mechanical drawings, electrical schematics, P&IDs, equipment manuals, and technical documentation.

• Experience using hand tools, power tools, electrical test equipment, and HVAC diagnostic equipment.

• Ability to troubleshoot mechanical, electrical, and controls-related problems independently.

• Strong understanding of preventive and corrective maintenance practices.

• Ability to work safely around electrical equipment, rotating machinery, refrigerants, chemicals, and other industrial hazards.
