ABOUT THE ROLE:
SpaceXAI is building and operating one of the world’s most demanding AI training campuses in Memphis, including Colossus and site facilities that support it. The people who work here—and the buildings and grounds they occupy—have to keep up with that tempo. We are looking for a Facilities Manager to oversee operation and maintenance of an assigned portfolio of office and support buildings on that campus.
This position is directly responsible for keeping building systems in top condition, holding maintenance costs down, keeping vendors efficient, and presenting a campus that reflects our standards to employees, visitors, and VIPs. You will lead an internal team and vendors through work orders, preventive maintenance, building HVAC, plumbing, electrical, janitorial, and grounds—the day-to-day care of our facilities.

RESPONSIBILITIES:
• Lead a team responsible for facilities maintenance (building operations, janitorial, landscaping/grounds, and general maintenance) for an assigned portfolio of Memphis campus buildings to ensure continual service to employees and visitors.
• Oversee building HVAC systems, plumbing systems, fire suppression systems, and electrical systems (including basic transformers).
• Manage the work ticketing system to ensure correct staffing and timely response to break/fix requests.
• Manage third-party service providers to ensure services meet corporate standards and terms of contract.
• Partner with the construction team to develop, plan, and execute site improvement projects in accordance with overall business objectives and strategy.
• Administer an effective and efficient preventive maintenance and break/fix program for the assigned buildings and grounds.
• Develop and implement on-call after-hours support for facility troubleshooting and emergency repairs (leaks, HVAC, electrical, and related building issues).
• Coach, develop, and hold technicians accountable to safety, quality, and response-time standards.
• Keep maintenance costs low, vendors competitive, and the appearance and function of assigned buildings at a standard that matches the site.
BASIC QUALIFICATIONS:
• Bachelor’s degree in an engineering, business, or supply chain discipline.
• 5+ years of professional experience with facilities engineering or project management.
PREFERRED SKILLS AND EXPERIENCE:
• Proficiency in Microsoft applications such as Excel, Outlook, Word, and PowerPoint.
• Experience managing budgets.
• Experience managing third-party vendors.
• Experience negotiating contracts and comparing service costs to achieve maximum value.
• Experience with asset management or CMMS / work-order software.
• Knowledge of building management and automated facilities monitoring systems and processes, such as HVAC systems, plumbing systems, fire suppression systems, generators, or related building equipment.
• High attention to detail and cleanliness standards.
• Ability to work independently with little direction.
• Ability to meet deadlines in a fast-paced, ever-changing environment.
• Ability to anticipate needs and develop innovative solutions for continuous improvement.
• Experience leading technicians or trades in an office, industrial, or campus environment.
ADDITIONAL REQUIREMENTS:
• Based at the Memphis, TN campus.
• Must be able to work extended hours and/or weekends as needed.
• Provide 24/7 on-call support of critical facility activities and emergency situations.
• Comfort operating in a high-tempo environment while balancing multiple priorities.
