Department: FM Maintenance ----- Night & Weekend Maintenance Position Title: General Maintenance Worker Senior Job Family Group: University Support Staff Job Description Summary: The General Maintenance Worker Senior performs a broad range of general maintenance and repair duties throughout University facilities as a member of the Night/Weekend Maintenance Team. This role completes basic electrical, plumbing, and carpentry repairs, responds to elevator and fire-alarm calls, and performs preventive maintenance on emergency systems and equipment. The incumbent conducts routine building inspections and rounds and documents shift activity to support continuous, safe facility operations. This role works with moderate independence and coordinates with other trades and with the FM Night & Weekend Maintenance team as needed. Job Description: Job Duties Electrical Repairs • Perform basic electrical repairs, including replacing ballasts and lamp holders in fluorescent and LED light fixtures and replacing fluorescent, incandescent, and LED bulbs.

• Replace light switches, receptacles, cover plates, and light fixtures.

Carpentry and General Repairs • Repair hardware on doors, windows, cabinets, and furniture.

• Prepare wall surfaces and perform painting repairs.

Plumbing Repairs • Repair or replace plumbing fixtures such as faucets, flush valves, and other related parts.

• Clear floor drains, toilets, and sinks.

• Assist with emergency repairs on hot- and cold-water lines, steam lines, drain lines, and air lines.

Emergency Response and Safety • Respond to all elevator calls, correct the problem when possible, and safely assist passengers off elevators.

• Respond to all code red calls, reset any devices affected by the alarm, and maintain complete knowledge of the use of all types of fire extinguishers.

• Attend training on fire prevention and safety.

• Perform preventive maintenance for emergency systems, eyewash stations, and other equipment as required.

Building Inspections and Reporting • Perform building inspections and rounds and prepare nightly shift reports.

Work Environment • Work is performed onsite, throughout University buildings and grounds, in support of a Night/Weekend Maintenance schedule; this role requires evening, overnight, and/or weekend shift work.

• Exposure to electrical components, plumbing systems, and mechanical equipment; work may involve confined spaces, wet or slippery surfaces, and elevated areas requiring ladders or step stools.

• May be required to respond to building emergencies, including elevator entrapments and fire-alarm activations.

• Requires use of appropriate personal protective equipment (PPE).

Required Qualifications

Education: High school diploma or GED. Work Experience • Three (3) years of experience in general maintenance and repair.

Preferred Qualifications

Work Experience • Experience with a computerized maintenance management system (CMMS), such as Maximo.

• Trade skill experience in electrical, HVAC, plumbing, or controls.

Employee Type: Regular Time Type: Full time Rate Type: Hourly Compensation Statement: The pay range listed for this position is determined by our compensation program using market data and salary benchmarking. A combination of factors is considered in making compensation decisions including, but not limited to, education, experience and training, qualifications relative to the requirements of the position, and funding. At the University of Kansas Medical Center, a reasonable estimate for the starting pay range will be the minimum to midpoint of the posted range, taking into account the combination of factors listed above. 

Pay Range: $22.26 - $31.15 Minimum $22.26 Midpoint $26.73 Maximum $31.15
