Northrop Grumman is seeking a Director of Enterprise Real Estate and Facilities in Falls Church, VA. This leader is responsible for leading the strategy, planning, and operations of the company’s real estate and facilities portfolio across all locations. This role drives long-term enterprise footprint strategy, space optimization, workplace experience, and facilities reliability while managing capital and operating budgets in alignment with business and financial objectives.
The ideal candidate is a strategic, data-driven leader with deep experience in corporate real estate, facilities management, and cross-functional stakeholder engagement.
Key Responsibilities Strategic Real Estate & Portfolio Management • Develop and execute an enterprise real estate strategy aligned with business growth, cost management, and risk reduction objectives. • Lead portfolio planning, including acquisitions, dispositions, leasing, renewals, and consolidations. • Conduct scenario analyses and business cases for site strategy (open/close/consolidate/expand), including financial and operational impacts. • Maintain a multi-year real estate roadmap that balances capacity, flexibility, and cost. • Implement an enterprise strategy for compliance with government standards for classified facilities
Facilities Operations & Workplace Experience • Manage outside service provider agreements and governance process to ensure safe, reliable, and efficient workplaces. • Establish and manage standards for preventive and corrective maintenance, building systems, and asset management. • Partner with HR, IT, Security, and Business Units to deliver a consistent, high-quality workplace experience. • Lead space planning, utilization analysis, and workplace design guidelines to optimize occupancy and support new ways of working.
Financial Management & Performance • Own real estate and facilities budgets for Corporate Office Facilities, including operating expense and capital plans. • Implement performance metrics and dashboards (e.g., cost per square foot, utilization, service levels, energy use) and drive continuous improvement. • Identify and execute cost-reduction and efficiency initiatives while maintaining service quality. • Oversee vendor and contract management, leveraging competitive sourcing and performance-based agreements.
Governance, Risk, and Compliance • Ensure adherence to applicable building codes, health & safety requirements, environmental regulations, and internal standards. • Partner with Legal, Risk, and Security functions on lease terms, insurance, safety programs, and business continuity considerations. • Develop enterprise guidelines and procedures for space allocation, occupancy planning, and facility operations.
Leadership & Stakeholder Engagement • Lead and develop a high-performing real estate and facilities team, including regional/site leads and external partners. • Serve as the primary point of contact for senior leadership on facilities and footprint topics; provide clear, data-backed recommendations. • Build strong relationships with sector/division leaders to understand operational needs and align real estate decisions with business priorities. • Communicate proactively on major initiatives, changes, and impacts to employees and leaders.
Basic Qualifications • Bachelor’s degree in Business, Real Estate, Facilities Management, Engineering, Finance, or related field. • 10+ years of progressive experience in corporate real estate, facilities management, or related functions. • Experience in a large, multi-site industrial, aerospace/defense, manufacturing, or technology environment. • 5+ years of experience leading teams and managing large, complex portfolios across multiple sites or regions. • Demonstrated experience with lease negotiations, portfolio optimization, and capital project oversight. • Proven ability to manage significant budgets and deliver measurable cost and efficiency improvements. • Strong analytical skills; proficiency with financial modeling, scenario analysis, and performance metrics. • Excellent communication and influencing skills; ability to present complex topics to senior executives. • US Citizenship is required as well as the ability to obtain and maintain a DoD Secret security clearance within a reasonable amount of time following hire.
Preferred Qualifications • Master’s degree in Business Administration, Real Estate, Engineering, or related discipline. • Professional certifications (e.g., RPA, FMP, CFM, CCIM, or similar). • Familiarity with integrated workplace management systems and data/analytics platforms. • Demonstrated success leading cross-functional initiatives involving HR, Finance, IT, Security, and Operations.
